HighWater Brief is a decision aid. It is not an engineering survey, a flood study, an insurance assessment or legal advice.
What the data can and cannot do
- River flow comes from a global model on a grid of about 5 km. It may pick a different river from the one you care about, and it is not parcel-level: it cannot see drains, street levels, embankments, building height or how water behaves around a single building.
- The concern level compares the river's big floods with its normal years. It is not a measured water depth.
- Storage heights are rules of thumb. Flood marks on walls, neighbours' memories and official local hazard maps are better evidence. Use them together with this brief.
- Forecasts change. Alerts can be late, wrong or missing, and are not official warnings. Never rely on them for life safety. Follow your local authorities.
- The past does not guarantee the future. A changing climate and new building works can break old patterns.
